John is a forth generation Herholdt to live in lower Delaware. He's been a Milford resident his whole life of 57 years with 28 years of residential construction.  Comprised of building and setting homes, decks, additions, 3 season rooms, complete home renovations, structural and foundation repairs, turning a 150-year-old dairy barn into a 3-story home, setting houses on pilings at the beach, various other projects, and hundreds of roofing jobs and repairs.  He's not just not another roofing contractor who understands only how to do roofing. F.A.Q's

  • Why are there spongy spots on my roof?

    This is where water has soaked into the plywood and created a soft spot.  It typically happens above the sofit on low pitched roofs or at the bottom of valleys. 

  • Is it important to inspect the rubber boots on the roof?

    The rubber boots always need to be inspected because they can deteriorate over time from extreme heat and sunlight that cause cracking in the seams of the rubber.   But they can also have cracks that may not leak initially because of warm air rising creating an exhaust of air which prevent rainwater from coming in until its too late from a big storm. 


  • My skylights are fine, right?

    Its extremely important to check around skylights to look for any signs of caulking.  That tends to be an indication that there could have been a leak or it was a temporary patch in an area that wasn't flashed correctly. 

  • What are those thin black lines on the surface of the shingles?

    We call them, "skeleton cracks." This is a way of describing mainly 1 of 2 ways that shingles are showing signs of deterioration. The other is when the granules on the asphalt shingle are eroding away. A good sign of this would be lots of colored sand in your gutters. 


  • What is that metal piece that sits along the top of my roofline?

    Thats a metal ridge vent.  These are important to inspect because metal ridge vents are installed by nails in the same V-shaped part of the vent that rainwater flows in. When these nails get loose due to wind and shingle flexing, they will leak water through the roof.  We would replace with a breathable ridge vent and then cover with cap shingles that match the rest of the roof so this would not be a concern in the future.  


  • What are all these extras I am being charged for?

    Many items could be caught on a typical roof inspection, similar to some of the items listed above on the FAQ's list.  However, many times we've found that homeowners can be intimidated by what was found and don't often get a second or third quote to see if the original amount was realistic.  We always encourage a couple sets of eyes so you can see how accommodating, knowledgeable, and accurate our processes and pricing is at Double J Construction. 

  • Should I just pay for a shingle overlay verses a replacement?

    Depending on the pitch of your roof, this could be very detrimental to it. A steep-pitch roof down to maybe a 6/12 pitch would be okay. Anything lower, like a double-wide roof, I would not recommend.  The reason for this is that moisture accumulates and becomes trapped between the layers.  This creates problems with trapping heat and additional expansion and contraction, moving the nails and allowing for potential leaks.
